At Slinn Residential, we pride ourselves on the service we deliver to landlords and tenants. Our experienced and friendly team work hard for every single one of our clients and we are dedicated to offering the highest standards of service.

We care for your property as if it was our own, carrying out regular checks, keeping in touch with our landlords and tenants and resolving any issues that arise quickly and efficiently. We have a thorough tenant application process, aiming to find the best tenants to take care of your property.

Lettings charges


When it comes to sales, we are not your run of the mill agents. Selling a property can be stressful, so we offer a service designed to alleviate any worries you may have. We treat each client individually with the highest level of service and an approach tailored to your needs. We work with a specialist company to provide stunning photos of your property which is then advertised on Rightmove, Zoopla and Prime Location as well as on our website.


We charge a fee of less than 1% (plus vat) once a sale is completed. A floor plan, photographs and sales particulars are produced before the property is marketed.


We take the time to understand your property in detail. Prospective buyers will be accompanied on viewings by a member of our friendly team, who will be able to speak confidently about your property and answer any questions that viewers have.

 Valuations and EPCs



We can assess your property and provide Energy Performance Certificates (EPCs) which are required by law for rental properties or in the event of a sale.

Our Lettings Charges

We aim to offer a simple and transparent service for our landlords and tenants. Below are details of the charges you can expect.


Fully managed

Our fee for a fully managed property is a one-off payment of £400 (plus vat) when the tenant moves in and 9% (plus vat) of the monthly rent as an ongoing management fee. These charges includes:

  • Advertising your property and fielding queries
  • Carrying out viewings and finding the right tenant
  • Vetting tenants
  • Preparation of tenancy
  • Registering the deposit
  • Being the day-to-day contact point for both tenants and landlords
  • Regular inspections
  • Preparation and discharge of ongoing tenancies



Find tenant only

If you would like to manage the property yourself, we offer a ‘find tenant only’ service. This can be tailor made to suit your specific requirements. For find tenant only properties, we charge a fee of 50% of the first month rent with a minimum payment of £500 plus vat. This payment is due once the tenant moves in.

We are also able to carry out inventories. The starting price for these is £75 (plus vat).


Regardless of which service you choose, if we aren’t able to find you a suitable tenant, then you don’t pay anything.



We don’t charge a reference fee when you apply to rent with us. You will need to pay one weeks rent as a holding fee when you apply to rent a property. This money is then used as part-payment towards your first monthly rent. 


We don’t charge for any renewals of tenancy or if you move away from us and need a reference for your new property.


If you request that your tenancy needs changing or varying you will be charged a fee of £50 plus vat. A charge may also be payable if you wish to surrender your tenancy early.


If rent is not paid during your tenancy, then we do reserve the right to charge you interest at 3% above the Bank of England rate. These charges start accruing 14 days after the due date and will be charged for the whole period that your rent remains outstanding.
